On March 21, 2019, Unistroy launched a new project in the capital. Named “Estera,” it is situated near Cherni Vrah Boulevard, in a rapidly developing area. The location is convenient and easily accessible by car, on foot, and via public transportation, including the newly built “Vitosha” metro station. The building is a closed-type multifunctional facility with controlled access, including office spaces (41%) and residential units (59%). To enhance the environment and provide areas for socializing and relaxation, a large landscaped courtyard will be built for the future owners and occupants. The building is accessible to people with disabilities.

The design of “Estera” follows the latest trends in contemporary architecture and incorporates next-generation construction systems. The exterior showcases a modern style with smooth, rhythmic lines. The dynamic appearance is achieved through the horizontal alternation of materials, colors, shapes, solid and transparent elements.

The building is 47.40 meters tall, with a total of 17 floors, including 2 underground and 15 above ground, with a total floor area of 17,032.50 sq.m. The basement levels house service, technical, and auxiliary rooms, along with 69 + 71 parking spaces. An additional 5 parking spaces are planned in the surrounding areas, bringing the total capacity to 145. The ground floor of “Estera” includes a lobby with a reception and waiting area, an office, as well as a café and a shop with a separate entrance for customers. The next two above-ground floors feature offices of varying sizes, designed on an “open space” principle, with layouts to be tailored according to the requirements of future tenants. The following three floors house a total of 24 studios. The top nine levels are residential, comprising 53 units of two-bedroom, three-bedroom, and four-bedroom apartments.

“Estera” is designed and constructed according to the highest contemporary standards. The primary load-bearing structure is monolithic reinforced concrete with a flat-slab system. The building’s external walls feature a ventilated facade system, consisting of stone wool insulation, an aluminum support structure with adjustable brackets, and composite panels in various colors. The glazing system for the studios and residential floors (from the 3rd to the 14th floor) is Schüco AWS 70.HI aluminum windows with sliding parts of the “Volkswagen” type. For the ground floor and office levels, a Schüco FW 50 curtain wall system has been selected, also with opening parts, ensuring plenty of natural light and ventilation.

The roof of “Estera” is flat with a reinforced concrete load-bearing structure, thermal and waterproofing systems. The walls between the individual apartments use a multilayered Porotherm system with two layers of bricks and mineral wool, totaling 25 cm in thickness. This provides a sound insulation rating of 56dB, ensuring enhanced comfort for the occupants. The internal walls within each apartment will be built with 12 cm thick brick walls, with multilayer solutions specifically designed for separating bathrooms/kitchens from bedrooms to further improve sound insulation.

The technical installations of “Estera” — including plumbing, sewage, electrical systems, lighting, climate control, ventilation, gas supply, video surveillance, and fire detection and suppression systems — are all of a very high modern standard.

Cooling and heating in the building are provided through two separate solutions. For the comfort of “Estera” residents during the summer months, independent external air conditioning units are planned. Their connections to each apartment are concealed above the suspended ceilings in the common areas on each floor. Heating is provided by a gas condensing boiler in each apartment. To minimize heat loss, aluminum radiators are strategically placed in key areas.
